Mission-Critical Real Estate Services

TMI provides real estate services specifically suited for mission-critical facilities including market studies, property search, due diligence, acquisition/disposition, project finance, and design/build/project management.

We offer our real estate services independently, without conflict of interest and with the depth of mission-critical industry knowledge to assure the real estate is evaluated fully and thoroughly, especially from a technical standpoint, to assist and guide you in the decision.

Our services include:

Market Studies and Property Search

• We prepare data center market studies; a risk analysis of the regional and/or specific site is included.
• We perform National real estate searches; geared specifically for mission-critical facilities.
• TMI's real estate search process will identify, vet and short-list prospective properties or locations for the data center or other mission-critical facility based upon the client's unique requirements.

Due Diligence

• TMI's process includes, whether evaluating one or several existing buildings or selection of a new site, the careful and thorough consideration of the immediate location, amenities, utilities, access, entitlements, on-site and off-site conditions and other important factors associated with the property.
• TMI also gives consideration to location risks including natural hazards such as earthquakes, hurricanes, and tornadoes, as well as, man-made hazards such as airports, rail lines, fuel storage depots and civic unrest. These hazards will be included amongst other site factors including the available talent pools, wages, utility costs, taxes, site access and conditions.
• We are hands on and always conduct building and site tours; necessary to evaluate the feasibility of accomplishing the client's goals.

Acquisition/Disposition and Project Finance

• We offer acquisition and disposition services which will assist you to find the most suitable solution to your mission-critical property and fulfill your organization's requirements.
• We are experienced and skilled in acquisition and disposition negotiations (e.g. purchase, lease or sale) to achieve best terms and conditions whilst meeting your requirements. We are also adept at assisting our clients with structuring and financing the acquistion of the mission-critical facility.

Design/Build/Project Management

• We lead and manage the planning, design, construction and on-going operation of such facilities. Our expertise is exclusive to the mission-critical industry.
• TMI will perform as project manager to lead and manage the build-to-suit or design-build process for the new mission-critical facility from programming through systems testing and commissioning.
